- The premises are to be occupied only by those persons who have signed a lease specifically for the premises. No other persons, except guests registered with management, shall reside in any residence. Guests are permitted for a period of four days. After four days, they must be registered with management. A $100 per month fee will be assessed for each month a guest resides in unit. ALL THIRD PARTY MANAGERS OF UNITS IN AVALON PARK MUST HAVE THEIR TENANTS REGISTER WITH THE PARK OFFICE AND MUST FAX OR SUBMIT THE CREDIT APPLICATION TO THE PARK AS PROOF CREDIT/CRIMINAL BACKGROUND HAS BEEN CHECKED. TENANTS LOCATED IN INVESTOROWNED MOBILE HOMES ARE THE RESPONSIBILTY OF THE OWNER OF THE HOME/MANAGEMENT COMPANY AND THE TENANT’S ACTIONS MAY RESULT IN THE EVICTION OF THE TENANT AND THE MOBILE HOME.
- A security deposit is required for all lot rentals. This deposit is solely a security/ damage deposit. Deposits will be returned within thirty five days after conclusion of the lease provided all mail keys have been returned, all rents and late fees have been paid, the lot has been cleaned and inspected and utility bills paid. It is the tenants’ responsibility to inform management of a correct FORWARDING ADDRESS for the deposit refund. Any person evicted or who abandons the premises, will not receive a deposit refund.
- All rents are due and payable to AVALON PARK on the 1st of each month. Tenants may pay rent with separate checks. A late fee of $30.00 per person will be assessed on all charges not paid by the 6th of each month, plus an additional $2.00 per day will be assessed until all charges due are paid. Water payments are due on the 1st day of each month payable to AVALON PARK. Bills not paid by the 5th will be assessed a $15.00 late fee. Bills not paid by the 10th will result in suspension of water service. If water service is interrupted, a $25.00 fee will be charged. To re-establish service, water bills must be paid in full with all assessed fees. Rent and water bills may be paid by check or money order only. WATER BILL AND RENT PAYMENTS MUST BE ON SEPARATE CHECKS.
- A $30.00 service charge is added to all returned checks. The above mentioned late fees will be charged should a returned check cause rent payment to be later than the 6th of the month. Should management receive two (2) returned checks from any resident, they must pay the rent with a CASHIER’S CHECK or MONEY ORDER for the duration of the lease. ABOSOLUTELY NO CASH WILL BE ACCEPTED FOR ANY FINES, UTILITY BILLS OR RENT.
- Tenant agrees to give management notice of intent to renew his/her lease 90 days prior to the end of this lease. When proper notice Is not given, management has the right to assume that the lease will not be renewed and may begin showing the lot and may secure a new lease in the property.
- No sub-leasing is allowed without prior written consent of management. A sublease is in effect ONLY when all forms have been properly signed. Sublease options are explained below:
- True sublease: Tenant Informs the office that someone else will be paying the rent, that tenant is still fully responsible for the rent and damages. No Charge.
- Re-lease Termination of this lease. NEW LEASE WITH FULL SECURITY DEPOSIT MUST BE IN PLACE. Replacement tenant(s) must apply through, and be approved by the park management. $125.00 Charge
- All tenants, guests, or visitors will comply with laws of the City, County, State, and US Government. Any violations will constitute reason for termination of lease and the calling of the law enforcement officials deemed applicable by the management.
- No sales (auction, yard sales or otherwise) are permitted on premises. Likewise, solicitors are not permitted. Please notify manager IMMEDIATELY of any solicitation on premises.
- All residents are expected to respect the rights of others. No resident or guest shall make or be permitted to make any disturbing noises on the premises, nor shall residents or guests do anything that interferes with the rights, comforts and conveniences of other residents. Noise (music or otherwise) shall be maintained at a reasonable level at all times. Quiet hours are observed in the park -these hours are from 10:00 PM until 8:00 AM daily. Loud, boisterous or intoxicated persons will not be tolerated. Underage drinking and/or drugs are strongly prohibited and guests are the responsibility of the resident visited (includes behavior of guests and any damages done to the premises by any guest). Subsequent warnings for excessive disturbances will result in eviction from the park.
- Tenants must agree to turn off all utilities with utility companies after leaving the park.
